Buying Residential Earthquake Insurance

  • Dwellings: $75,000 minimum dwelling limit to $10 million total insured value for all ZIP Codes
  • Condominiums: $25,000 minimum to $500,000 maximum contents limit*
  • Any dwelling age acceptable, provided homes built prior to 1950 have proof of retrofitting; condominiums must be built in or after 1960*
  • Dwellings built prior to 1972 must be properly anchor-bolted to the foundation and cripple walls must be braced with plywood (or equivalent)*
  • Residence types must be individually owned with 1-4 family dwellings except for the condominium program
  • Dwelling must be made of frame construction*
  • Coverage amount must be equal to the underlying dwelling limit
  • All pre-existing earthquake structural damage must be repaired prior to writing coverage

Underwriting Guidelines

  • Companion property insurance required; with mirroring Coverage A limit
  • ZIP Code level rating bands
  • Sub-limits for other structures, contents, loss of use and code upgrade
  • Deductibles typically 10% – 20%, vary by state
  • Dwelling criteria: frame construction, concrete slab, basement of perimeter foundation, less than 26% slope, less than three levels*
  • Four or fewer family units
  • Year of construction: 1973 or newer all concrete foundations eligible; 1950 – 1972 concrete foundations and plywood-braced cripple walls; prior to 1950 proof of retrofitting*
  • Retrofitting requirements: anchor bolting, cripple walls braced, hot water heater securing, and written verification*

An optional “Plus” Endorsement can be added to the Superior EQ Policy, featuring:

  • Increased sub-limits such as swimming pools (from $3,000 to $50,000) and various increased contents sub-limits
  • Loss of use cap increased from $25,000 to a maximum of $200,000
